The remote buyer’s penthouse evidence checklist

A practical system for turning attractive listing claims into questions, documents and clearly unresolved decisions.

Start with the exact unit and offer

A building name and a photograph do not establish which physical unit is being offered. Record the unit reference where it can be disclosed, the floor or stack, layout, internal area, orientation and whether the offer is for sale, rent or both. Keep the physical unit separate from the current offer so that a price change does not become a duplicate property.

  • Capture the source URL and the date you inspected it.
  • Separate supplied facts from independently checked facts.
  • Preserve unknown, withheld, stale and conflicting states as different outcomes.
  • Record whether the advertised area is internal, usable, built-up or otherwise defined.

Apply the evidence filter — Explore how the catalogue preserves missing and approximate information.

Turn features into checkable questions

Private pools, terraces, lift access, views and parking can materially change the usefulness of a penthouse, but the label alone is not enough. Ask for dated media, floor plans and documents that show what is included with the unit. A view should be assessed for orientation and obstructions; a private pool should be checked for dimensions, maintenance responsibility and permitted use.

A polished virtual viewing is a commercial screening tool. It is not an independent building or unit inspection.

Use Street View without over-reading it — Understand what remote context can and cannot establish.

Close the decision loop

For each unresolved question, assign an owner, a requested artifact and a next action. Some questions belong with the seller or agent, some with building management, and others with an independent inspector, lawyer, tax adviser or insurer. The goal is not a perfect evidence score; it is to know exactly what remains uncertain before money or commitment moves.

  • Save a dated comparison of the finalist units.
  • Use synchronized cost assumptions across all finalists.
  • Keep adviser communications and document versions in one controlled record.
  • Reconfirm availability and material terms before booking travel or making a commitment.

Prepare the adviser handoff — Organize a document pack without treating it as legal advice.
